Asphalt Resurfacing vs. Replacement: Choosing the Best Option for Your Pavement

When it comes to asphalt, durability and cost-effectiveness are key considerations. With proper maintenance, asphalt can maintain its aesthetic appeal for years. ### What is Asphalt Resurfacing?


Resurfacing involves applying a new layer of asphalt, known as an overlay, over the existing pavement. This method is ideal when the current asphalt shows signs of wear such as fading, patched areas, and sealed cracks from previous repairs.


Before resurfacing, the pavement undergoes preparation which includes filling potholes, sealing cracks, and leveling uneven areas. A geotextile fabric is then applied to provide a water-resistant layer before the new asphalt overlay is installed. Once completed, the freshly laid pavement needs about 24 hours to dry, revealing a renewed and attractive appearance.


Resurfacing extends the pavement’s life by several years and is effective in preventing existing issues from worsening. Typically, asphalt overlays can last between eight to fifteen years with proper maintenance, including crack repairs, pothole sealing, and seal coating.


### What is Asphalt Replacement?


Replacement is a more extensive process reserved for severely damaged asphalt. It involves completely removing the existing pavement down to the base material. For those concerned about environmental impact, the removed asphalt is recycled for use in future projects.


After removing the old pavement, workers regrade and compact the exposed soil to prevent future settling. A new layer of asphalt is then applied to the prepared base, often incorporating a waterproof membrane for added protection and longevity.


Asphalt replacement offers a longer lifespan, generally lasting between 20 to 30 years, depending on factors like traffic volume, environmental exposure, and maintenance. Regular upkeep is crucial to address minor issues promptly and prevent them from escalating into costly repairs.


### Choosing Between Resurfacing and Replacement


Resurfacing is the preferred choice if:

- Less than 25% of the pavement requires repair.

- The road base is stable and intact.

- The asphalt is less than 20 years old.

- Surface cracks are less than a quarter-inch wide and shallow.


Replacement is recommended if:

- More than 25% of the pavement is damaged.

- The road base is compromised or showing extensive cracking.

- The pavement is older than 20 years.

- Cracks are wider than a quarter-inch and deeper.
